Every project needs a properly structured plan that guides the renovation process; a roadmap with details. With our RENOVATION PLANNING you receive the benefits of having your project professionally planned, designed, and installed. And the costs to properly plan are far less than the costs incurred by not planning at all; in most cases our planning fees are set against the cost of your project. Our Process

STEP 1 :  – FREE In Home Assessment

When we meet with you, we will determine the details of the project and establish budgets first, prior to arranging for material selections and designs. This process ensures that you, as the homeowner, are working towards a budget, rather than planning towards an open ended and costly renovation. Until a complete set of working drawings are complete, it is difficult to give a firm quotation for a project, but we will give you an idea of the type of renovation you can expect given your budget.

STEP 2 : – FIRM Price Quotation

Once a budget has been established, working drawings are complete (if required), and specifications set out for the scope of work, we will provide you with a FIRM PRICE quotation that will include all aspects of the renovation. We will also provide a clear and concise written contract, which explains the obligations of both Big 5 Constructions and you as the homeowner i.e. payments, change orders, site conditions, guarantees, and other assurances.

STEP 3 : – Project Planning

After all the details of work are determined, and a FIRM PRICE quotation has been accepted, planning for your project begins: materials are ordered, building trades are scheduled, and permits are obtained. This stage is crucial and requires great effort by ALL parties, as a delayed or improperly selected material can cause major delays during renovations, at great costs.

STEP 4 : – Rough-in Work Begins

Prior to the commencement of any work, we prepare your home for construction. Temporary partitions are set up, floors are protected, and tools are placed in a designated area. Work then begins with demolition and preparations are made for rough-in construction work such as plumbing, electrical, mechanical systems, and rough carpentry. Progress payments for work are dispersed as set out in the quotation.

STEP 5 : – Finishing Work Begins

Once the foundation has been set for finishing work, and all rough in construction has been completed, the pleasing elements of your project will start to come together: finishing carpentry, flooring, painting, fixtures, cabinetry, lighting, etc. Again, progress payments for work are dispersed as set out your quotation.

STEP 6 : – Completion

After the construction of your project is complete, you will be asked to review the work and give final approval. We will then inform you of any regular maintenance required to protect your investment.

Did you know…

Locating contractors and getting “free estimates” is one way to start a renovation, but it may not be the best approach. This method may ignore key design elements of your project, and details of materials and installation methods. These estimates also typically underestimate actual project costs.

  • contractors need extremely specific details from you to provide an accurate bid, details that often require planning and design
  • “FREE estimates” rarely include everything, and will ultimately lead to changes and change orders that will raise the ultimate price you pay
  • planning without setting a budget is the single biggest mistake a homeowner can make concerning their renovation
  • major decisions left till after renovations are started can cause delays, and problems for the homeowner, contractor and trades
  • to effectively compare quotations, the scope of work must be extremely well defined

Remember, most qualified and reputable contractors reject competitive bidding because a detailed and comprehensive estimate involves an incredible amount of time and effort. Investing in this process, only to loose the job to a lower and possibly less thorough bid, does not make sense.
